Lasnamäe – The Key to Tallinn’s Real Estate Market: New Developments, Fast Connections and Established Infrastructure

Lasnamäe is the largest district in Tallinn and at the same time one of the most important indicators of the city’s real estate market. Looking at apartment transaction statistics for 2025, Lasnamäe recorded the highest number of apartment sales in Tallinn — a total of 1,660 transactions during the year. That is more than in the City Centre, Mustamäe or Põhja-Tallinn.

And this is no coincidence.

Lasnamäe is often the first area people move to when arriving in Tallinn from elsewhere in Estonia or abroad. This is where many people rent their first apartment, buy their first home or begin an independent life. Because of this, Lasnamäe can be seen as a kind of “barometer” for Tallinn’s real estate market — when activity slows down here, the effect usually reaches the wider market later as well.

Lasnamäe Is No Longer Just a “Soviet Sleeping District”

Many people still associate Lasnamäe with the image it had in the 1990s, but in reality the district has changed significantly over the past years.

Lasnamäe is practically a city within a city. Around 120,000 people live here — roughly a quarter of Tallinn’s entire population. For comparison:

  • Mustamäe has around 60,000 residents
  • Tallinn City Centre around 57,000
  • Nõmme around 40,000

Thanks to such a large population, Lasnamäe has developed a very strong infrastructure. Unlike many newly developed residential areas, people here are not buying a “promise of the future” — they are buying into a fully functioning living environment.

Schools, kindergartens, shopping centres, sports clubs, pharmacies and everyday services are already in place. This is especially important for young families and people who value practical everyday convenience.

Fast Connection to the City Centre

One of Lasnamäe’s greatest advantages is transportation.

Thanks to Laagna Road and the dense bus network, even from the furthest parts of Lasnamäe it is possible to reach the city centre in around 12 minutes — using public transportation.

An interesting historical detail is that the Laagna corridor was originally planned as a tram route, which explains the district’s exceptional transport capacity. Generally, the larger the district, the stronger and more efficient the public transportation system becomes — and Lasnamäe is a perfect example of this.

A Greener Side of Lasnamäe

Lasnamäe is not only about apartment blocks.

In recent years the district has seen major investments into green spaces and leisure opportunities. A great example is Tondiraba Park — one of Tallinn’s largest and most modern recreational parks.

The approximately 29-hectare park includes:

  • jogging and cycling paths,
  • playgrounds,
  • sports facilities,
  • and preserved natural green areas.

This has made Lasnamäe significantly more attractive even for people who previously preferred lower-density residential districts.

Property Prices in Lasnamäe Are No Longer Uniform

In the past, Lasnamäe was often viewed as one large district with roughly similar property prices. Today, that is no longer true.

The 2025 statistics clearly show major differences between subdistricts.

For example:

  • in the Pae area, the median price exceeded €4,200/m²,
  • while in Laagna and Mustakivi it remained around €2,100–2,200/m².

This means that Lasnamäe has evolved into several different micro-markets:

  • higher-end areas with new developments,
  • traditional affordable apartment block neighbourhoods,
  • and increasingly modernized residential environments.

A Market That Continues to Grow

Another important fact is that new apartment buildings continue to be developed in Lasnamäe. This shows that the district is not “finished” — it is still evolving.

While some areas of Tallinn depend heavily on future promises and long-term plans, Lasnamäe’s strength lies in the fact that:

  • the infrastructure already works today,
  • public transportation is efficient,
  • all essential services are already available,
  • and demand remains stable even during more challenging economic periods.

This is exactly why Lasnamäe remains one of the most important areas to monitor in order to understand the broader Tallinn real estate market.


Lasnamäe’s real estate market cannot be viewed separately from Tallinn’s wider economic development.
