Real estate flipping is about much more than renovation.
It is about vision, market understanding, and the ability to see potential where others only see extra work and risk.
We would like to share one of our memorable projects in Tartu, located at Põhja pst 8, where an outdated apartment was transformed into a fully modern home.
How it started
We originally took this apartment on for sale as a standard listing.
At the time, the property was clearly in need of a full renovation. The interior was outdated, the finishes were worn, and the layout no longer matched the expectations of today’s buyers.
However, the apartment had strong fundamentals:
- good location
- practical layout
- balcony
- solid apartment association
- already renovated building exterior
After showing the apartment to multiple potential buyers, we noticed an interesting pattern — most serious viewers were builders or property investors.
They visited, calculated the renovation costs, assessed the risks, but in the end no one made an offer.
That is when we decided to purchase the apartment from the owner ourselves. Here is a video of the apartment before the renovation.


The renovation process
We hired a contractor to carry out a full renovation.
As is often the case with projects like this, the renovation took longer and became somewhat more expensive than originally planned. This is a relatively common occurrence in real estate flipping projects.
In addition to the construction works, we had to actively assist with:
- logistics
- organization
- communication with authorities
- material coordination
- on-site decisions
We also changed the apartment layout to better suit modern living standards.


The result
After the renovation, the apartment was completely transformed.
The final result included:
- brand-new flooring
- straight walls and ceilings
- new electrical wiring
- fully replaced plumbing
- new radiators
- modern open kitchen
- new bathroom
- underfloor heating in the bathroom
- walk-in wardrobe
- balcony access from the bedroom
- all-new furniture and appliances with warranty
The apartment became a modern, move-in-ready home.
A major added value was the building itself, which had already undergone significant improvements:
- insulated facade
- new heating system
- replaced roof
- updated electrical systems
- renovated staircases
- strong reserve fund in the apartment association
This is a very important factor in flipping projects.
A beautifully renovated apartment alone is often not enough — buyers also evaluate the building’s overall condition and future maintenance risks. Video of the apartment after the renovation.
Why move-in-ready apartments sell better
This project clearly showed where the real added value of flipping comes from.
The final buyer was a young couple purchasing the apartment with a mortgage.
This is exactly where value is created.
Most buyers strongly prefer a ready-to-move-in apartment instead of a property requiring renovation.
The reasons are simple:
1. Limited funds after down payment
After making the down payment and covering transaction costs, many buyers simply do not have additional cash available for renovation works.
2. Lack of renovation experience
Most buyers do not have the knowledge, time, or risk tolerance to manage contractors, budgets, delays, and permits.
3. Living through renovation is difficult
Living in the middle of a renovation is stressful and often impractical. Renting another apartment temporarily creates additional costs.
4. Mortgage financing is easier
Banks are often more comfortable financing a completed, move-in-ready property than one requiring major renovation.
Final outcome
After the renovation and correct market pricing, we successfully sold the apartment at a higher price and with a healthy profit.
Most importantly, everyone involved was satisfied:
- the original seller received funds for their next property
- the buyer got a beautiful new home
- we created real market value through professional work and vision
