🛡️ Tenant Insurance – Why It’s Beneficial for Both Sides

Tenant insurance (also known as renter’s insurance) is still not very common in Estonia, but in practice, it can prevent many costly and stressful disputes for both tenants and landlords.


🔍 What Is Tenant Insurance?

Tenant insurance protects the tenant’s belongings and liability.
It usually consists of three parts:

  1. Home contents insurance – covers the tenant’s personal belongings (furniture, electronics, clothing) in case of fire, water damage, or theft.
  2. Liability insurance – protects the tenant if they cause damage to the landlord’s property or to neighbors (for example, water leakage, fire, or broken equipment).
  3. Legal protection insurance – covers legal costs if a dispute arises with the landlord or another party.

🏠 Why It’s Beneficial for the Landlord

  • Lower risk – the landlord is protected from damage caused by the tenant.
  • Faster compensation: the insurer covers repair costs directly, avoiding the need for court claims.
  • More secure tenancy: insured tenants tend to be more responsible and reliable.
  • Can be included in the lease: the landlord can add a clause requiring the tenant to have valid insurance (a common practice in Finland and Sweden).

👩‍💻 Why It’s Beneficial for the Tenant

  • Protection from unexpected costs: if an accident happens (e.g. water leak or stolen items), the insurance covers the loss.
  • Avoids disputes: in case of damage, the insurer handles it, not the tenant personally.
  • Affordable: in Estonia, tenant insurance typically costs only €3–6 per month, far less than potential damages.

⚖️ In Practice (Estonia)

  • Most Estonian insurance companies (If, PZU, ERGO, Swedbank, LHV) offer tenant insurance together with home contents coverage.
  • Some modern platforms, such as Rendin, already include built-in insurance and guarantee protection for both the landlord and the tenant.
  • Therefore, it’s wise to clarify existing insurance coverage before signing the lease and to include it in the contract.

“The tenant undertakes to maintain valid tenant insurance, which includes at least home contents and liability coverage for the entire rental period, and to provide a copy of the policy to the landlord upon signing.”
